tenant screening &
Lease agreement
- Thorough tenant screening processes ensure responsible and quality tenants, leading to long-term rental success.
- Tenant screening includes Credit history, Debt to income ratio, Nationwide eviction search, Background check, Income & employment verification, and previous two years rental verification.
- We work hard to find the right tenant for your investment.
- Lease Agreement drafted by an Attorney.

rent collection
- We make rent collection efficient and straightforward for our rental property owners and tenants.
- We encourage tenants to set up automatic electronic payments to pay their rent and have a secure banking website available to accept and transfer funds.
- Owner distributions are paid via direct deposit directly into your bank account between the 10th and 15th of the month.

maintenance
- Tenants, as well as owners, have the ability to submit maintenance requests through a phone call or email. We try to respond to all communications, maintenance requests included, within 2 hours.
- Our leases dictate that repairs for wear-and-tear items are covered by the owner while tenant-caused repairs are the obligation of the tenant, which we believe is the fairest system possible.
- We conduct regular property inspections to ensure compliance with the Lease Agreement.
- Licensed, bonded, and insured local vendors and contractors with no upcharge or additional maintenance fees.
- We have a list of companies that have a proven relationship with us and that we have had excellent experience with. We strive to maintain the rapport we have built with them, which leads to preferential treatment for the properties we manage, and often significant cost savings over typical pricing.
- Vendor bills and receipts are emailed monthly with Owner Statements.
- We do not require our owners to allow us to hold reserve cash for future repairs, but recommend that they do so either on their own or through our accounting services.

accounting
- Every month our property management clients receive in depth rental owner statements.
- On an annual basis, you will also receive the following: (1) Tax statements and 1099s and, (2) Annual summary owner statement.

Rental Management Guarantees
We are so confident in our property management services that we guarantee your satisfaction. If you are not happy with our service for whatever reason, we won’t hold you hostage. You may cancel our property management service anytime with a 30-day written notice.
